Your Annual HVAC Maintenance Checklist

Being caught in the heat of summer or the chill of winter without proper heating or air conditioning can be a very unpleasant experience. Thankfully, getting caught in that situation is mostly preventable. Keep a copy of this HVAC maintenance checklist on hand, and ensure that you get the service you need when you need it. That way, you won’t get caught out in the cold – or the heat!


Buy smart. Choose the kind of equipment that will maximize your energy usage while keeping costs low. Ask your local retailer for more information on which system, filters and more are right for your home. Effective maintenance starts before the first check-up is ever necessary.

Every 30-90 Days

Refrigerant lines should be inspected monthly to ensure there is no damage or corrosion. Other check-ups should be performed seasonally. These include:

  • Changing air filters every three months.

  • When the weather cools, turn on the water supply to the furnace humidifier and change the filter.

  • When the temperatures begin to climb again, turn off the water supply.

Every Year

Some HVAC maintenance only needs to be performed once or twice every year. These services include:

  • Checking and replacing batteries in the carbon monoxide detector.

  • Clean the condensation drain with water and bleach.

  • Ensure there has been no damage to your outdoor unit, and that the ground around it is still level.
